Ingleby Barwick was once reputedly the largest private housing estate in Europe, built in waves from the late 1970s onwards across its six "villages" — Lowfields, Beckfields, Broom Hill, Round Hill, Sober Hall and The Rings. For a bathroom company, that history matters more than the trivia: almost every bathroom in Ingleby was fitted by a volume housebuilder, and they're reaching the end of their lives in the same waves they were built in.

The refit waves, village by village

Lowfields and Beckfields hold the oldest stock — houses from the late 70s, 80s and early 90s whose bathrooms are now either original or on a first refit that's itself decades old. These are the fullest transformations we do in Ingleby: complete strip-out, renewal of what's behind the tiles, and a refurbishment built to a standard the original never was.

Broom Hill, Round Hill and the middle years are 90s houses where the family bathroom is tired and the en-suite — if the house has one — is worse: builder-minimum trays and enclosures that were never generous and are now failing at the seals.

Either. Doing both in one visit is more efficient and we price it that way; phasing spreads the cost and we'll plan the finishes so the rooms still match. Most Ingleby families phase.

The builder's shower tray creaks when we stand on it — is that fixable?

That flex is the thin unbedded tray, and it's why the seals keep failing around it. The fix is a rigid tray properly bedded — standard in every conversion we do.

How long does an en-suite upgrade take?

Usually under a week — modern plumbing and small rooms keep these quick. A full family bathroom refurbishment runs one to two weeks.
