Most people use a shower more often than a bath. It is quicker, easier before work and generally more practical for everyday life.

That does not mean every bath should be removed.

A bath can be important for babies, young children, relaxation, visiting family and the future flexibility of a home. A shower can provide easier access, more usable space and a much better daily experience.

In many properties, both are valuable—but they do not necessarily need to be installed in the same room.

The honest question is not simply bath or shower?

It is:

What does this household genuinely need, and which bathroom should provide it?

A well-planned bathroom installation should consider the whole property, the people living there and how each room will actually be used.

The answer in 30 seconds

The most practical choice depends on the property and the people using it.

  • Family-sized home with one bathroom: Retaining a bath is usually sensible where the layout reasonably allows it. An overhead shower can provide everyday showering without losing the bath.
  • Home with an en-suite shower but no bath: The main bathroom is often the logical place to add or retain a bath.
  • Home with another bath elsewhere: A second bathroom or en-suite can usually be designed around a larger dedicated shower.
  • Family with a baby or young children: A practical bath is normally worth retaining, with a separate shower where space allows.
  • Bath is difficult or unsafe to enter: Easier access should take priority, usually through a low-entry shower or a more accessible layout.
  • Homeowner does not use the only bath: Removing it can still be a reasonable decision if the homeowner understands that some future buyers may prefer a property with a bath.
  • Room is almost large enough for both: Investigate layout alterations, a shower bath or whether adjacent space can be incorporated.
  • Small en-suite: A well-sized shower will normally use the available space more effectively than a bath.

These are practical guidelines, not universal rules.

Our own position is straightforward:

We have one life, and the bathroom should make that life more comfortable and enjoyable. If the household needs a bath, it needs a bath. If it needs a shower, it needs a shower. There is no single truth that applies to every person and every home.

The question behind the question

Nobody misses a bath until the house sells.

It is a memorable line, but it tells only half the story.

Some homeowners preserve a bath for a possible future purchaser while spending years stepping into it every morning to use an uncomfortable shower.

Other homeowners remove the only bath without considering that a family-sized house may eventually attract buyers with babies, young children or different priorities.

Both decisions can be mistakes when one consideration is treated as though it is the only one that matters.

Current UK research suggests that showers are now preferred for normal daily use. A 2026 Sanctuary Bathrooms study reported that 59% of British adults preferred showers, compared with 28% who preferred baths.

However, separate research involving UK estate agents and property valuers found that retaining at least one bath could still affect the marketability of a home.

Those findings are not contradictory.

A person can prefer showering every day while still wanting a bath available for:

  • babies and young children;
  • future family needs;
  • visiting relatives;
  • relaxation;
  • washing pets or larger household items;
  • maintaining flexibility when the property is eventually sold.

The important distinction is usually not between having a bath and having a shower.

It is between removing a bath and removing the only bath in the property.

Look at the whole property, not only the room being renovated

Before deciding, establish what the home already provides.

Consider:

  1. Is this the only bathroom?
  2. Is it the only bath?
  3. Is there an en-suite with a shower?
  4. Who can realistically access each bathroom?
  5. Is the property designed and marketed as a family home?
  6. Does anyone have difficulty stepping over the side of a bath?
  7. How long does the homeowner expect to remain in the property?
  8. Is the bath genuinely used?
  9. Could a better layout accommodate both?
  10. Would removing the bath create a materially better shower?

A five-bedroom house with several bathrooms should not be planned in the same way as a one-bedroom flat.

A main family bathroom should not automatically perform the same function as an en-suite.

A bungalow occupied by somebody who finds a bath difficult to enter should not be designed entirely around the preferences of an imaginary future buyer.

The correct decision depends on the complete property and the people using it.

Six real bathrooms and six different correct answers

The clearest way to understand the decision is through completed projects where homeowners made different choices for different reasons.

These are genuine bathrooms completed by Tees Valley Refurbishments Ltd across Teesside.

1. Ingleby Barwick: adding a bath where the home already had a shower

In this completed Ingleby Barwick bathroom installation with an over-bath shower, the main bathroom originally contained a corner shower enclosure but no bath.

The property also had an en-suite providing dedicated showering.

The customers wanted the main bathroom to provide both a full-size bath and a practical shower. The old enclosure was removed and replaced with:

  • a reinforced 1700 × 700 mm bath;
  • an overhead shower;
  • a clear glass bath screen;
  • altered plumbing and drainage;
  • renewed bathroom furniture, tiling, lighting and ventilation.

The home did not lose convenient showering. It gained a proper bath in the main bathroom while retaining a dedicated shower in the en-suite.

This is a sensible arrangement for many family homes in Ingleby Barwick:

Allow the en-suite to provide convenient daily showering while the main bathroom preserves the full bathing option.

It also demonstrates that an over-bath shower is not automatically a poor compromise.

When the bath is properly supported, the shower is positioned correctly and the screen provides suitable coverage, both functions can work successfully within the same footprint.

2. Yarm en-suite: removing an unnecessary second bath

The opposite decision was correct in this luxury Yarm en-suite with a large walk-in shower.

The first-floor en-suite formed part of a five-bedroom property with four bathrooms and a separate ground-floor toilet.

It originally contained both a bath and a relatively small shower enclosure. A bath remained available in the main family bathroom, so retaining another bath within the en-suite offered little practical benefit.

The customers wanted the room redesigned around a substantially larger shower, improved storage and a more luxurious layout.

The completed en-suite installation incorporated:

  • a 1700 × 800 mm stone-resin walk-in shower tray;
  • a black fixed screen and hinged return panel;
  • a concealed GROHE shower;
  • a ceiling-mounted rainfall head;
  • a double wall-hung vanity;
  • two illuminated mirrors;
  • four illuminated alcoves;
  • a customer-supplied electric sauna.

Removing the en-suite bath did not remove bathing facilities from the property. It allowed that particular room to perform its own function much better.

The lesson is:

Different bathrooms should complement one another rather than duplicate the same compromised arrangement.

Where the family bathroom already contains a bath, a large en-suite in Yarm may provide considerably more everyday value as a dedicated walk-in shower installation.

3. Middlesbrough: retaining the bath for the baby and adding a separate shower

A family bathroom in Middlesbrough required a third solution.

The customers had a new baby. Their existing bathroom contained a bath but no separate shower.

They wanted to retain a full bath for bathing the baby while gaining a proper shower for convenient everyday adult use.

The completed Middlesbrough bathroom installation with a freestanding-style bath and separate shower included:

  • a 1700 × 700 mm back-to-wall freestanding bath;
  • a separate 1000 × 800 mm stone-resin shower tray;
  • an 8 mm black-framed sliding enclosure;
  • a concealed Hansgrohe rainfall shower;
  • a separate handheld shower;
  • extensive plumbing and drainage alterations.

Neither facility needed to be sacrificed.

The bath served a genuine family requirement. The separate shower served the adults’ normal routine.

The room had sufficient space to provide both properly, so forcing everyone to use an over-bath shower would have created an unnecessary compromise.

Where the layout permits it, this can provide the strongest result:

A proper bath for children and a completely separate shower for everyday use.

4. Yarm: enlarging the only bathroom so both could fit

Sometimes the existing room cannot comfortably accommodate both facilities—but usable space exists beside it.

This four-bedroom home had only one bathroom and one bath.

The customers wanted to retain the bath for their own enjoyment and for visiting family and guests. They also wanted a separate shower for convenient everyday use.

The original bathroom was positioned beside a storage cupboard. During the Yarm bathroom installation with a bath and separate shower:

  • the dividing wall was removed;
  • the cupboard was incorporated into the bathroom;
  • the former cupboard doorway was closed;
  • the two ceiling areas were joined;
  • the plumbing, heating and electrical services were redesigned;
  • a 1700 × 800 mm bath was installed;
  • an 800 × 800 mm quadrant shower was added.

This created another answer to the bath-or-shower question:

Improve or enlarge the room so the household does not need to sacrifice either.

Where it is the only bathroom in a family-sized home, removing the bath may not be necessary.

A detailed survey may identify:

  • an adjoining cupboard;
  • oversized pipe boxing;
  • a poorly positioned doorway;
  • redundant storage;
  • an inefficient sanitaryware arrangement;
  • unused circulation space.

Structural and layout alterations increase the scope and cost of a bathroom refurbishment, but they can provide a much stronger long-term result.

5. Hartlepool: easier access mattered more than retaining the bath

In this Hartlepool bath-to-walk-in-shower conversion, the property already had a shower-only en-suite connected to the younger homeowners’ bedroom.

However, an elderly relative regularly stayed in a separate guest bedroom.

The visitor could not reasonably use the private en-suite and therefore depended on the main bathroom. Stepping over the side of the existing bath had become difficult.

The bath was replaced with:

  • a 1700 × 800 mm low-level shower tray;
  • a 1000 mm fixed glass screen;
  • a concealed shower system;
  • a ceiling-mounted rainfall head;
  • a separate handheld shower;
  • a control positioned near the entrance;
  • an illuminated shower niche providing softer night-time lighting.

The bathroom was not designed to look clinical. It remained contemporary and design-led, but the lower entrance made it substantially easier for the older visitor to use.

This project demonstrates an important point:

Do not simply count how many showers a property has. Consider who can actually access each one.

The existence of a shower elsewhere in the house offered little benefit to a visitor who could not use that private en-suite.

Where stepping into a bath has become difficult, a carefully planned accessible bathroom installation or low-entry shower can provide more genuine value than retaining a bath that the intended user cannot enter comfortably.

6. Eaglescliffe: deliberately removing the only bath

The final example proves that retaining the only bath is not an absolute rule.

In this Eaglescliffe bathroom installation with a large walk-in shower, the bungalow had one bathroom and one bath.

The homeowner had no practical need for the bath and wanted the room designed around the feature she would use every day: a spacious shower.

The existing 1700 × 700 mm bath was removed and replaced with:

  • an 1800 × 800 mm walk-in shower;
  • a hinged glass screen;
  • a large exposed shower system;
  • new shower supplies and waste;
  • concealed pipework;
  • porcelain wall tiling;
  • LVT flooring;
  • upgraded lighting and ventilation.

The homeowner deliberately chose daily comfort over preserving a fixture for a possible future purchaser.

Removing the only bath may reduce the room’s appeal to some buyers, particularly families with young children.

However, a large and easier-to-enter shower may increase its appeal to other buyers, including downsizers and people who prioritise access.

The bathroom was planned for the person living in the property.

That is a legitimate decision.

When it is the only bathroom

The decision requires the greatest care where the property has one bathroom and one bath.

For a three- or four-bedroom family house, retaining a bath is normally the safer commercial choice where the room can accommodate it sensibly.

The number of bedrooms suggests that the property may attract:

  • families with babies;
  • families with young children;
  • buyers planning to have children;
  • purchasers who expect a conventional family bathroom.

Some buyers in those groups may see a shower-only bathroom as work that will eventually need to be reversed.

That does not mean a property without a bath becomes unsellable or automatically loses a fixed amount of value.

It means the potential buyer pool may change.

A shower-only bathroom may appeal more strongly to:

  • couples who rarely or never use a bath;
  • older buyers;
  • people with restricted mobility;
  • homeowners wanting a larger shower;
  • buyers who consider easy access more important than bathing.

The sensible consideration is therefore:

Who is likely to use and eventually purchase this particular property?

A one-bedroom flat

A spacious, practical shower may provide more value than an awkward bath occupying most of a compact room.

A three- or four-bedroom family house

Retaining at least one bath deserves serious consideration.

A bungalow

Ease of access and long-term usability may carry more weight than family-buyer expectations.

A homeowner intending to remain for many years

The homeowner’s daily comfort should receive more weight than the preferences of a theoretical purchaser who may not appear for a decade.

A property being prepared for sale soon

A neutral, flexible family-bathroom arrangement may present the lower-risk choice.

When the home has more than one bathroom

A home with several bathrooms provides much greater freedom.

A strong arrangement is often:

  • one main bathroom retaining a bath;
  • an en-suite designed around a generous shower;
  • any ground-floor shower room planned around convenience and access.

Trying to make every bathroom provide the same facilities can waste space and produce weaker rooms.

For example, retaining an unused bath in an en-suite can result in:

  • a cramped shower enclosure;
  • restricted access;
  • a smaller vanity;
  • less useful storage;
  • awkward movement around the WC;
  • a cluttered layout despite the size of the room.

Removing that second or third bath can release space for a proper shower without removing bathing facilities from the property.

This is why the Yarm en-suite and Ingleby Barwick main bathroom required opposite decisions—and why both decisions were correct.

Where the shower wins in daily life

For most households, the shower performs the everyday work.

A properly planned shower is generally:

  • faster before work or school;
  • easier to enter and leave;
  • more convenient for washing hair;
  • easier for many older users;
  • more practical for people with reduced movement;
  • capable of providing a larger usable area;
  • better suited to most en-suites;
  • easier to combine with fixed glass and open access.

Replacing an unused bath with a large shower can also transform how the room feels.

The improvement does not come only from gaining floor space.

A shower with an open entrance and fixed screen can reduce the visual and physical obstruction created by:

  • the bath rim;
  • a bath panel;
  • a hinged or folding bath screen;
  • the narrow standing area within the bath;
  • restricted access around nearby furniture.

Where the bath still earns its space

A bath remains genuinely useful for:

  • babies and young children;
  • people who enjoy soaking and relaxation;
  • sports recovery;
  • visiting family;
  • washing pets;
  • cleaning larger household items;
  • homes where flexibility for future occupants matters.

For parents, bathing a baby or toddler inside a shower enclosure is possible, but it is rarely as convenient as using a bath.

A bath also provides an option whose value may change through:

  • children;
  • grandchildren;
  • an injury;
  • caring responsibilities;
  • new occupants;
  • changing personal preferences.

That does not mean every bathroom needs a bath.

It means retaining one somewhere in a family home can preserve useful flexibility.

Resale and marketability: what the evidence suggests

The Great British Bath Report 2026 surveyed 250 UK estate agents and property valuers.

Its reported findings included:

  • 47% believed homes without a bath could experience a value reduction of approximately 3–4%;
  • 25% estimated that the effect could reach 5–6%;
  • 53% believed the presence of at least one bath significantly affected marketability;
  • 29% believed shower-only homes could alienate between 21% and 40% of potential buyers.

Those figures provide evidence that baths can still influence buyer behaviour.

They must not be treated as a guaranteed valuation formula.

The research was commissioned by a bathroom retailer, and no national survey can establish that removing a bath will reduce every property by an exact percentage.

A property’s final value depends on:

  • location;
  • number of bedrooms;
  • overall condition;
  • local demand;
  • room sizes;
  • quality of the installation;
  • likely purchaser;
  • availability of other bathrooms;
  • the wider housing market.

A leaking, dated and badly planned bathroom does not protect value merely because it contains a bath.

A carefully installed shower room may be considerably more attractive to the right purchaser.

The commercial risk is generally greater where all the following apply:

  1. It is the property’s only bath.
  2. The house is clearly suited to families.
  3. The owner expects to sell relatively soon.
  4. The shower-only arrangement would be difficult or expensive to reverse.

The risk is generally lower where:

  • another bath remains elsewhere;
  • the property is primarily suited to one or two occupants;
  • easier access is a priority;
  • the homeowner expects to remain long-term;
  • removing the bath creates a substantially better room.

Resale should be considered, but it should not automatically overrule the needs of the person living in the home now.

Water use depends on how the fixture is used

According to Ofwat’s household water-saving guidance, a five-minute shower uses approximately 40 litres of water—around half the volume of a standard bath.

However, shower consumption depends on:

  • the shower’s flow rate;
  • the size and type of shower head;
  • the available water pressure;
  • how long the shower runs;
  • whether the water remains running while the user is not underneath it.

A high-flow rainfall shower running for ten or fifteen minutes can use as much water as, or more water than, a bath.

The more accurate principle is:

A short and efficiently controlled shower normally uses less water than a bath. A long, high-flow shower may not.

The decision should therefore not be based on the product name alone. Real household use matters.

Compromise option 1: add an overhead shower to the bath

This is often the most space-efficient answer in a single family bathroom.

A successful over-bath installation should include:

  • a suitable bath with a stable standing area;
  • continuous and rigid support;
  • a properly constructed front support;
  • a thermostatic shower;
  • suitable wall protection;
  • a glass screen sized to control splashing;
  • correctly detailed seals and tiled junctions.

The Ingleby Barwick project demonstrates how this can add a full bath without removing everyday showering.

Compromise option 2: install a shower bath

A shower bath provides a wider standing area at the shower end while retaining conventional bathing space.

It can offer:

  • more shoulder room;
  • a flatter area beneath the shower;
  • a larger glass screen;
  • improved water control;
  • bathing and showering within one footprint.

It does not solve every problem.

The user must still step over the bath edge, so it is not the correct answer where access is the principal concern.

Compromise option 3: improve the shower above the existing bath

Sometimes the bath is not the real problem. The shower arrangement above it has simply been installed or planned badly.

Possible improvements include:

  • a better thermostatic shower;
  • a larger fixed or hinged screen;
  • improved positioning of the controls;
  • greater splash protection;
  • full-height wet-area tiling;
  • a recessed shower niche;
  • a bath with a flatter showering end;
  • suitably supported assistance rails where required.

Compromise option 4: install a separate bath and shower

Where the room is large enough, separate facilities can provide the strongest user experience.

This worked in the Middlesbrough family bathroom because the bath served the baby while the shower served the adults.

The layout still needs careful planning.

Adding both at any cost can produce:

  • an enclosure that is too small;
  • restricted door openings;
  • insufficient space around the WC;
  • an awkward basin position;
  • poor access to the shower.

Both facilities are worthwhile only when each can be used comfortably.

Compromise option 5: enlarge or restructure the bathroom

An adjoining cupboard, oversized landing area, redundant airing cupboard or unnecessary boxing may contain the missing space.

The second Yarm project demonstrates how incorporating a cupboard made room for a full-size bath and a separate shower.

This type of work can require:

  • removing a partition;
  • confirming whether a wall is structural;
  • rerouting electrical services;
  • altering heating and plumbing;
  • closing an existing doorway;
  • joining floors and ceilings;
  • completely redesigning the bathroom.

It is more involved than replacing one fixture, but it may produce the strongest result in the home’s only bathroom.

Compromise option 6: keep one bath elsewhere

In a multi-bathroom house, this is often the cleanest solution.

Keep a full bath in the family bathroom and optimise the en-suite around a generous shower.

That preserves flexibility while allowing the room used for everyday showering to work properly.

Compromise option 7: prioritise easier access

Where stepping over the bath has become difficult, a low-entry shower may be the correct decision even when it removes the bath from the main bathroom.

The Hartlepool installation shows why the actual user route matters.

The elderly visitor could not use the private en-suite and needed the main bathroom to provide easier access.

An accessible bathroom does not need to look clinical. It can combine:

  • low-entry access;
  • a generous tray;
  • carefully positioned controls;
  • fixed glass;
  • suitable lighting;
  • reinforced backing for future support;
  • contemporary tiles and furniture.

What happens during a bath-to-shower conversion?

Removing the bath and positioning a tray in the same general area may appear straightforward.

The visible dimensions may be similar, but the drainage requirements are different.

A bath waste is normally positioned higher above floor level than the outlet beneath a low shower tray.

Once the bath is removed, the existing waste arrangement may not allow the new tray to sit directly on the floor while maintaining:

  • sufficient space for the shower trap;
  • a suitable waste-pipe fall;
  • access to the drainage route;
  • a secure and rigid tray installation.

This is why a bath-to-shower conversion must be assessed properly during a bathroom survey.

Drainage is the first technical question

The shower waste needs sufficient fall from the tray to the soil stack or external drainage connection.

There are normally two broad options.

Lower or redirect the waste

Where the structure and route allow it, the floor can be opened and the waste positioned between the joists.

This may allow the tray to sit lower, but it can involve:

  • opening the floor;
  • checking the direction and position of the joists;
  • installing new 40 mm waste pipework;
  • core drilling an external wall;
  • forming a new connection to the soil stack;
  • avoiding unsuitable drilling or notching of structural timber;
  • working around other services.

The Hartlepool project required the original above-floor bath waste to be replaced with a new 40 mm shower waste routed through the external wall and connected to the existing soil stack.

Construct a rigid platform

Where lowering the waste is impractical or unnecessarily expensive, the tray can be raised on a purpose-built platform.

Our preferred approach is a properly constructed timber platform with a securely fixed 12 mm plywood deck rather than relying on a lightweight adjustable riser-leg arrangement beneath a heavy shower tray.

The tray is then installed on a solid bedding layer using a suitable material compatible with the tray manufacturer’s instructions.

Where the drainage arrangement requires it, the platform may be approximately 100 mm high before the shower tray itself is added.

A standard stone-resin tray is often approximately 40 mm deep, although the exact finished height depends on:

  • the shower trap;
  • the waste route;
  • the required drainage fall;
  • the tray specification;
  • the floor construction.

The essential principle is rigidity.

Movement is the enemy of a shower-tray installation.

Repeated tray movement can place stress on:

  • the perimeter silicone;
  • the wall-to-tray junction;
  • the surrounding tiles;
  • grout joints;
  • the waste connection.

The platform needs to support the tray consistently and remain stable during normal use.

Is a raised shower tray automatically a bad installation?

No.

A correctly built raised platform can provide a strong and durable solution.

The customer should understand the trade-off:

  • lowering the waste can create a lower entrance but may require more invasive drainage work;
  • retaining the existing waste height and constructing a platform may reduce cost and disruption;
  • the finished step will be higher;
  • the platform must be rigid, accurately constructed and properly finished.

The correct choice depends on the user’s mobility, floor structure, drainage route and budget.

Where easier access is the principal reason for removing the bath, spending more to lower the drainage may be worthwhile.

Where the user has no access difficulty and wants to control the cost, a properly constructed platform can be entirely sensible.

Tray size and usable entrance

The advertised tray dimensions do not tell the complete story.

A 1700 × 800 mm tray sounds generous, but the usable entrance depends on:

  • the width of the fixed glass;
  • whether a return panel is fitted;
  • the position of the basin and WC;
  • the shower controls;
  • the bathroom door;
  • the direction from which the user approaches;
  • the amount of clear space outside the tray.

The screen must be large enough to contain water without leaving an uncomfortably narrow entrance.

A hinged return or flipper panel can provide additional splash protection while keeping the shower visually open.

This was used successfully within the large Yarm walk-in shower.

During a survey, we normally discuss:

  • the likely entrance width;
  • where the user will step into the shower;
  • whether the controls can be reached before entering;
  • whether a fixed screen provides enough protection;
  • whether a hinged return panel is required;
  • where towels and furniture will be positioned;
  • how far water is likely to travel.

A visually attractive open shower that repeatedly wets the bathroom floor is not a successful design.

Shower controls should be positioned around real use

The control does not always need to sit directly beneath the shower head.

In the Hartlepool bathroom, the concealed control was positioned closer to the entrance while the rainfall head was installed at the opposite end.

This allows the user to:

  1. reach the control without standing beneath the shower;
  2. turn the water on;
  3. allow it to reach the preferred temperature;
  4. enter once the shower is ready.

Small planning details can improve daily use more than an expensive decorative finish.

Water pressure and the existing hot-water system

A large rainfall head will not automatically provide a powerful shower simply because it fits on the wall.

The existing system must be assessed.

Combi boiler

A combi boiler will usually provide suitable mains-pressure performance for a mixer shower, but the actual result still depends on:

  • incoming mains pressure;
  • available flow rate;
  • boiler output;
  • simultaneous water use elsewhere;
  • the shower head’s performance requirements.

A very large rainfall head may perform poorly when the available flow is inadequate.

Gravity-fed system

Older gravity-fed systems commonly provide lower pressure.

Depending on the existing arrangement, the practical options may include:

  • a compatible electric shower;
  • a pumped mixer shower;
  • a power shower suitable for a gravity-fed supply;
  • upgrading the hot-water system.

An electric shower heats mains cold water independently and can provide reliable showering when the stored hot-water arrangement is unsuitable.

The correct shower should be selected from actual pressure, flow and hot-water information—not appearance alone.

Floor and joist condition

Floor and joist problems do not normally mean the conversion cannot be completed.

Unsuitable construction can usually be repaired, replaced or strengthened.

However, its condition still affects:

  • the drainage route;
  • tray height;
  • floor preparation;
  • tile or LVT installation;
  • cost;
  • programme;
  • whether structural work is required.

A sound and rigid floor is essential beneath:

  • stone-resin trays;
  • bathroom tiles;
  • shower screens;
  • partition walls;
  • heavy baths.

Existing timber floors may require additional fixing, plywood, cement backer board or another suitable intermediate layer before the finished surface is installed.

The issue is not simply whether a problem can be fixed.

It is whether the necessary work has been identified and included before installation begins.

Waterproofing and tiling must both be correct

Waterproofing is sometimes discussed as though it can rescue poor tiling.

It cannot.

A tanking membrane may protect the background from immediate water penetration, but it does not prevent badly fixed tiles from becoming loose.

Tiles can still fail where there is:

  • poor adhesive coverage;
  • unsuitable preparation;
  • dust or contamination;
  • weak plaster;
  • excessive movement;
  • incorrect adhesive;
  • badly detailed changes of plane;
  • failed silicone;
  • hollow areas behind the tiles.

A waterproof membrane must never be treated as permission to complete poor work above it.

At the same time, water-resistant adhesive and grout are not substitutes for suitable wet-area substrate protection.

Current British tiling guidance recommends protecting appropriate wet-area substrates using a suitable proprietary tanking or waterproofing system.

The correct principle is:

Tanking is not a substitute for correct tiling, and correct tiling is not a substitute for suitable substrate protection. Both stages must be completed properly.

The type and extent of waterproofing depend on:

  • whether the room uses a shower tray or a fully formed wet-room floor;
  • the wall background;
  • the selected board or panel system;
  • the manufacturer’s specification;
  • the location and intensity of the wet area.

Ventilation matters after installing a larger shower

A larger or more powerful shower can introduce substantial moisture into the room.

Opening a window occasionally is not a reliable ventilation strategy.

Building Regulations guidance requires suitable extract ventilation for bathrooms.

Our normal recommendation is a correctly sized extractor fan with timer and humidity control.

This allows the fan to:

  • operate while the bathroom is in use;
  • continue running after the light is switched off;
  • respond automatically when humidity rises;
  • remove moisture without depending entirely on the user remembering.

The duct must discharge outside the property.

A fan terminating inside the loft does not remove moisture from the building. It transfers the problem into the roof space.

Several completed projects have required incorrectly routed extraction to be corrected during the new installation.

Indicative UK bath-to-shower conversion costs

Published UK figures vary because the phrase bath-to-shower conversion can describe very different levels of work.

The Checkatrade bath-to-shower conversion guide currently gives indicative figures of approximately:

  • £500–£1,000 to add a shower over an existing bath;
  • £1,300–£2,000 to replace a bath with a shower enclosure;
  • around £2,500 for a walk-in shower conversion.

The MyBuilder shower-conversion guide gives a broader indicative range of approximately £1,500–£5,000 for replacing a bath with a shower.

These figures should be treated as broad market guidance, not as quotations.

A limited conversion may involve:

  • removing the bath;
  • adapting existing supplies;
  • installing a shower tray and screen;
  • completing local wall preparation;
  • replacing only the affected tiling.

A complete bathroom fitting may also require:

  • a full strip-out;
  • new drainage;
  • opening the floor;
  • constructing a tray platform;
  • replacing damaged walls;
  • waterproofing;
  • full-room tiling;
  • new furniture and sanitaryware;
  • heating alterations;
  • electrical work;
  • ventilation;
  • ceiling and flooring replacement.

The Hartlepool project was not simply a bath removed and a tray placed into the gap.

It involved a new external waste route, extensive concealed plumbing, wall preparation, large-format tiling, an illuminated niche, wall-hung furniture, ventilation and electrical work.

The Eaglescliffe bathroom was a complete nine-day installation involving substantial wall preparation, new plumbing, tiling, LVT flooring, lighting and ventilation.

Those projects cannot be compared fairly with a basic product replacement.

What changes the price?

The main cost factors include:

  • whether the rest of the bathroom is also being replaced;
  • whether the existing waste route can be reused;
  • whether the tray can sit low or requires a platform;
  • whether floor joists need to be worked around;
  • tray size and material;
  • fixed screen, enclosure or return panel;
  • exposed, concealed or electric shower;
  • water-pressure improvements;
  • the extent of tiling or wall panelling;
  • floor preparation;
  • waterproofing requirements;
  • ventilation and electrical work;
  • hidden damage discovered during strip-out;
  • structural alterations to the layout.

A site survey is the only reliable way to establish which factors apply to an individual bathroom.

Bath and shower comparison

There is no universal winner. Each has different strengths depending on the household and the room.

  • Daily use: A shower is normally quicker and more convenient. A bath takes longer but provides the option to soak and relax.
  • Access: A bath requires the user to step over its side. A correctly planned low-entry shower can provide considerably easier access.
  • Babies and young children: A bath is usually the more practical option.
  • Relaxation: A bath provides the option to soak, while a shower is primarily used for washing.
  • Space: A bath can dominate a compact bathroom. A shower with open glass can make the room feel less restricted.
  • Water use: A short, efficiently controlled shower will often use less water than a bath. A long, high-flow shower may use as much or more.
  • Family-home flexibility: Retaining at least one bath generally preserves more options for households with children and future buyers.
  • En-suites: Where another bath remains in the property, a good-sized shower is normally the stronger everyday choice.
  • Mobility: A low-entry shower will normally be easier to access than a conventional bath.
  • Cleaning and maintenance: Both require maintenance. Baths have panel, screen and perimeter junctions, while showers require proper glass, tray and seal detailing.
  • Installation: Retaining a bath in the same position can be relatively straightforward. A bath-to-shower conversion requires proper consideration of drainage height, tray support and waste routing.
  • Best general use: Baths are particularly useful in main family bathrooms. Showers are especially well suited to en-suites, second bathrooms and access-led layouts.

Situations where retaining or adding a bath deserves serious consideration

A bath may be the stronger choice where:

  • the home has three or more bedrooms;
  • it is the only bath in the property;
  • babies or young children live in the home;
  • the owner expects to sell relatively soon;
  • another room already provides a good shower;
  • the bath is genuinely used;
  • the layout can accommodate it without ruining the shower;
  • the household wants both bathing and showering flexibility.

Situations where removing the bath may provide more value

A bath-to-shower conversion may be the stronger option where:

  • the bath is unused;
  • entering it is difficult or unsafe;
  • another bath remains elsewhere;
  • the room is an en-suite;
  • the existing shower is cramped;
  • the homeowner strongly prefers showering;
  • the new shower will materially improve everyday use;
  • the owner expects to remain in the property for years;
  • the homeowner understands the possible effect on future buyer appeal.

Questions to consider before approving the layout

Before making the final decision, consider:

  1. Who uses this bathroom every day?
  2. Who may need to use it during the next five or ten years?
  3. Is there another bath?
  4. Is there another shower, and can everyone access it?
  5. Is the property primarily a family home?
  6. Does anybody struggle to enter the bath?
  7. How often has the bath genuinely been used during the last year?
  8. Would a shower bath solve the issue?
  9. Can the room be enlarged or rearranged?
  10. What will the drainage arrangement allow?
  11. What entrance width will the shower actually provide?
  12. Can the water system operate the selected shower properly?
  13. How long does the owner expect to remain in the property?
  14. Is the decision being made for the current household or only for a possible future buyer?

The answers normally make the practical direction much clearer.

Our final judgement

The bath and the shower are not enemies.

They solve different problems.

A bath may be the correct choice in the main bathroom while a shower is the correct choice in the en-suite.

A family may genuinely need both in one room.

Another homeowner may reasonably remove the only bath because it provides no value in their daily life.

The decision should balance:

  • present comfort;
  • future household needs;
  • accessibility;
  • the complete property layout;
  • likely resale market;
  • available space;
  • drainage and water-system reality;
  • the cost of completing the change properly.
